Architectural Features:
The building is a 4 story steel frame building. The 1st floor has a branch bank and the general space is for the public. The bank vault is located in the SE corner of the building. The 2nd and 3rd floors are typical office layout. There are large areas laid out for specific uses of the bank (i.e insurance, loans, finance). The 4th floor is reserved for future plan layouts, which are dependent on the growth of the company. There is an elevator bay, containing two elevators, in the central core of the building. Stairs are provided at the south and west ends of the building. One set of restrooms are provided on each floor adjacent to the elevators in the center of the building. On the 1st, 2nd, and 4th floors a kitchenette is provided which is adjacent to the restrooms. There are two entrances; One on the south end, and one on the north-east corner of the building, which is much more grand of an entrance.

Building Envelope:
A typical exterior wall is as follows…
4” nominal masonry veneer, 1” air space, ½” glass mat faced gypsum sheathing with a weather resistive barrier, 6” metal studs @ 16” O.C., R-21 fiberglass batt insulation with vapor barrier and 5/8 gypsum wallboard. The color of the brick veneer used to clad the building envelope is cranberry velour. The Precast Concrete (used as an architectural detail) is a limestone color with a smooth finish. Metal coping is used as an accent which is to match the champagne aluminum curtain wall and door systems. EIFS (exterior insulation finish system) is used near the top of the building (4th floor) which is matched to the pre-cast color (limestone) or a senergy metallic finish patina green (used on the soffit/fascia). Large spandrel glass sections are used to envelope the staircases.

Roof System:
The roof system used is a built-up roof which is slightly sloped to the different areas of the roof for draining purposes. Interior drainage is provided so that the architectural façade will not be interrupted by drain pipes. This built-up roofing system utilizes a stone ballast system that sits upon ½” glass sheathing roof membrane, R20 roof insulation, and 1½” 24k4 metal decking (typically). There are several roof overhangs placed at the 2nd floor. These overhangs are above entrances and various windows. The overhang roofs are sloped at 45º.

Primary Engineering Systems

Structural:
The foundation of the structure makes use of spread footings. The footings are as small as 5’x 5’ and 1’ thick or can be as large as 10’x10’ and 2’-6” thick. A typical footing is 7’-6”x 7’6” and is 2’ thick. Concrete piers are also used throughout the basement wall for extra strength. These piers are typically 1’-8” by 2’-4”. Both spread footings and piers have reinforcing ranging from #5’s to #9’s. The basement exterior wall is a typical 12” Ivany block except for the section under the rotunda entrance, which is reinforced concrete. This wall extends to the 2nd floor and is then replaced by a curtain wall. Basement floor construction consists of a 4” concrete slab, reinforced with 6x6 w1.4 x w1.4 wwf on a 6mil vapor barrier placed on a minimum of 4” compacted stone. The 2nd-4th floors are framed with structural steel. Typical girders are found to be W24x55 and W14x22. Beams running N-S are much smaller (W12x16 up to W16x26) than the beams running E-W (W16x26 up to W24X76). Non-composite decking is set on 24k4 joists that are spaced at 2’ apart. On top of the decking is a 3” concrete topping rated at 3000psi. The roof decking is relatively the same as the floors below except when placed under the AHU, the decking then becomes 24k6. The building utilizes a moment frame as its lateral reinforcing system. All structural steel is 50ksi steel.


Construction:
Before construction can commence the existing 2-story, 7,060 SF brick building must be demolished. All landscape, sidewalks, pavement, and signs must be removed also. There was no CM affiliated with the job, all coordination went through the General contractor. The project is a Design-Bid-Build project with Lump Sum payment.

Mechanical:
Through the agreement with the owner of the project, specific mechanical information can not be researched nor can it be posted.

Lighting:
The basement is mostly unused space. Here you can find numerous strips of 1x8 pendent mounted fluorescent lighting with (4) F32/T8 lamps. In the 1st floor lobby a grand 42” diameter acrylic diffuser with (8) 26W triple, 4-pin fluorescent lamps is used to greet its customers. Throughout the building in offices, storage, and file rooms a typical 2x4 recessed louver with a curved acrylic lens are used. The lamps are (2) F32/T8. Lighting in most of the hallways, in waiting areas, and in the bathrooms consists of fluorescent down lighting which is recessed. The lamps used are (1) 175W metal halide mogul base lamp. In some of the main conference rooms, a recessed low voltage downlight with a clear reflector is used. The lamp is (1) 50W MR16. On the exterior side of the NE entrance, decorative Bollard lighting is used to accent the entrance. The lamps are GM2070MHI, Dark Blue composite with 70W, double ended with asymmetric reflectors. Optics to light 6ft high corporate signs is provided flush mounted in the earth or in concrete. Lighting provided in the drive thru area is (7) 25W A15 medium base fluorescent lighting.

Electrical:
The panel boards for the entire floor are located in one central location, on the west side of the elevator bays in an electrical closet. There are 2 sets of 3 panel boards, one of which is designated as normal/emergency in case of a power outage. Each panel board is designated as 208Y/120V, 3 phase, 4 wire except for one panel board which is 277Y/408V 3 phase, 4 wire. The main line to the building from the transformer is 2500A/3 phase, 4 wire and ground, (8) 4” conduits each with 4- 500kcmil and 1- 350kcmil ground. The junction box for the connection to the site lighting features is 208V, 1 phase. Many of the conference rooms and bathrooms are equipped with an ultrasonic occupancy sensor with adjustable time delay and sensitivity settings. This sensor is set at 24V. 12 AWG is used for all homeruns. Door security alarm systems are 120V. Located on the top of the N/E entrance over hang is a snow melt/ deicing system.


Fire Protection:

Sprinkler systems are provided on all floors. The basement has exposed sprinkler heads where the other floors are all concealed. The peak fire protection demand is up to 750gpm. In the area of alarm systems and monitoring devices, there are smoke detectors for computer/file rooms. A monitor module is in place to monitor the entire building and when a fire is detected a building wide alarm will sound. A fire alarm control panel is also provided for pre-action fire protection functions.


Telecommunications:
The offices are provided with 4 voice outlets and 2 data outlets. Cables are run above the ceiling and must provide 100ft of extra cable for future extension. Several offices are fitted with CAT5E cable for connection to Bumberg Informational Systems.


Transportation:
There are 2 elevators located in the center core of the building plan. The elevators have 5 stops (one for each floor). The elevator has a total rise of 54.8’. Elevator 1 is rated at 2500lbs; elevator 2 is rated at 3000lbs. The rated speed is 125 ft/min. Elevator car 1 dimensions are 6’-8” wide by 4’-3” deep. Elevator car 2 is 6’-8” wide by 6’-3” deep. The entrance to the elevators is 3’-6” wide. The main power supply to the elevator is 480V +/- 5% of normal 3 phase. Lighting supply is 120V, 1 phase, 15A, 60 Hz.


Special Systems:

Since there is a bank on the first floor of the building, an electronic security system for the building will be installed. Motion sensors, video surveillance, and electric strike locks are provided as security measures. A drive thru banking system is provided on the site. There are 3 stations to pull up to. Typical VAT “23” customer units with 1 way CCTV are used to process transactions. (Large compressed air tubes used to transport physical transactions to the bank teller.)
