Architecture

Architecture:  The structure is located in the city of Pittsburgh’s Southside Works, a multi-million dollar ongoing commercial development on the south shore of Pittsburgh’s three rivers.  The complex includes retail stores, restaurants, movie theaters, apartments, and offices.  The site is that of the old Southside Works steel plant, one of many manufacturing facilities in south western Pennsylvania that made the religion and the nation an industrial power during the Second World War.  The appearance of cheaper foreign steel in the 1970’s and the economic decline of the 1980’s closed the plants, and severely hurt the region.  After over a decade of inactivity a city/county task force was assembled to utilize the prime riverfront real-estate and revitalize the area.  (Under the guidance of The Soffer Organization)The Southside Works has been continually growing since 2002.  One of its additions is the Quantum II office building, a modern low-rise office suite.  Its contemporary designed shape and skin of brick and glass compliments the neighboring developments.  Interesting elements include a two story atrium at the main entrance and a vertical column of similar balconies running up the North West corner.  The floor plan was kept as open as possible to allow intended tenant fit-out.

Building envelope: The Quantum II office is cloaked by a curtain wall of brick with insulation and drywall. The wall is often interrupted by windows, most significantly the north face which is primarily glass.

Primary Engineering Systems

Structural:  The superstructure of Quantum II is comprised of structural steel columns beams and girders.  The floor plan contains three rows of 30’x30’ bays and one row 38’x30’.  Said bays are spanned by W18x35 beams in the 30’x30’ bays and W21x44 in the 30’x38’ bays.  All floor slabs are composite of metal deck and concrete.  The lateral force resisting system consists entirely of moment connections.  The foundation system is made of 45’ auger piles and concrete grade beams.
Electrical/Lighting:  Quantum II’s primary electrical system is a 480/277V – 3 phase – 4 wire configuration.  It also has a 208/120V – 3 phase – 4 wire secondary system.
Mechanical:  Hating and cooling of Quantum II is handled by a CAV system.  The structure has two roof top units; an 18000 CMF and a 7200 CMF.
