Part 1: General Building Information

Building Name: University of Central Florida’s Academic Villages
Location and Site: University of Central Florida is located in Orlando, Florida.
Building Occupant Name: University of Central Florida students will reside in these buildings.
Owner: University of Central Florida (www.ucf.edu)
Occupancy or Function Types: UCF’s Academic Villages are student housing. They were built to accommodate 497 new freshman students in 2002.
Size: There are 8 main buildings of various sizes.
Number of Stories Above Grade: The Academic Villages are all approximately 3 stories high. The first floor and third floor are both approximately 12 ft and the second floor is about 10 feet. The overall height of the building with the pitched roof is just over 40 feet.
Dates of Construction: The initial phase began in August of 1999 and the final phase was completed in September of 2002.
Actual Cost Information: The total cost of the entire project was approximately $62,919,314.

Architecture: The Academic Villages consist of 6 central buildings all symmetrical about each other. All of these buildings have a similar layout. There are also several surrounding buildings on the corners of the site. All the buildings are made out of concrete and have that traditional “villa” appearance that is very common in south and central Florida.

Zoning: Residential Zoning Requirements
Building Envelope: The buildings exterior is composed of 8” cmu walls. Which are finished with stucco to give the building a smooth Spanish style appearance. There are masonry columns at the base off every building.

Part 2: Building Systems

Structural:
The structural system for the University of Central Florida’s Academic Villages is composed mostly of cast-in-place concrete beams and columns, with 8”masonry bearing walls along the exterior. Interior walls are 14 gage metal studs @ 16” o.c. The foundation consists of various footing sizes typically centered under major bearing walls and a 4” concrete slab w/ 6x6-w2.9xw2.9 reinforcement. Each floor above grade consists of a 4” concrete slab over epicore deck tied directly into the 8” bearing walls and supported by 16” square concrete columns. The roof consists of 18 gage metal decking and metal roof trusses.

Mechanical:
The Academic Villages are heated and cooled by a Water Source Heat Pump System. Two heat pumps are located on the ground level of each building. The air is exhausted from each room via exhaust fans and natural ventilation.

Fire Protection:
The fire protection systems comply with NFPA 13, 13R, and state codes. The Villages are all fully equipped with smoke alarms and sprinkler systems on every level. Piping is coated with ½” fiberglass insulation.

Telecommunications:
Each room is equipped with both local cable and telephone services, as well as broadband internet access provided by the university.

Transportation:
Each building has at least 2 main stairwells located at then ends. The four main central buildings also have 2 additional stairwells. Each building is equipped with one elevator.
